Begin with the property's income, not a return target
For a practice case, start with rent, vacancy and property operating costs. Net operating income, or NOI, is the property income remaining after the operating costs included in your stated definition, before debt service. Identify how you handle reserves and capital items rather than silently moving them into or out of the figure.
Do not treat a stabilized future NOI as cash the property earns today. If the plan needs higher occupancy, renovations or new leases, show the time and spending needed to reach it. Those assumptions matter even when a headline valuation looks inexpensive.
A 16.7% property-value decline can reduce equity by 41.7%
Original fictional case: annual NOI is $1 million. Capitalizing that income at 5% gives a $20 million property value: $1 million ÷ 0.05. Debt is $12 million, so equity value is $8 million. Assume unchanged debt, no cash balance and no transaction costs.
Raise the assumed capitalization rate to 6%, keeping NOI unchanged. Property value becomes $1 million ÷ 0.06, or about $16.67 million. Subtract the same $12 million debt: equity value is about $4.67 million.
The property loses about $3.33 million, or 16.7% of its starting value. Equity loses the same dollars, but that is 41.7% of the initial $8 million equity. This is a valuation sensitivity, not a forecast, a realized return or a full investment IRR.
- Property value at 5%: $20 million; equity value: $8 million.
- Property value at 6%: about $16.67 million; equity value: about $4.67 million.
- The property income did not fall in this example. The change comes from the valuation assumption, amplified for equity by fixed debt.
Find the cash costs the headline leaves out
Ask what capital spending, leasing commissions, tenant improvements and reserves sit outside the stated NOI. Then model debt service separately. NOI is not automatically the amount an owner can distribute.
A one-page preparation case can show the income calculation, two cap-rate assumptions and the equity bridge above, followed by the missing information. For a real public example, name the source and reporting period rather than inventing rents or lease terms for an actual address.
To choose an internship, ask what the first assignment would use: a rent roll, a development budget, comparable sales or an operating report. Ask who checks the work and how site visits fit the schedule. That will tell you more about the placement than a broad claim that it covers the property lifecycle.
Before you apply
- Eligibility
- Hines's undergraduate REDI program targets sophomores and juniors. Its MBA route is separate and expects first-year MBA status plus at least two years of related work.
- Timing
- Hines describes a ten-week undergraduate internship. Its overview lists August 1–October 3 applications without a cycle year; confirm the year on the actual vacancy.
- Location
- Choose a property market and function. An acquisitions role, development role and property-management role in the same city do not have the same work.
- Pay
- Compare the actual rate with travel and any site-visit requirements. A projected property return is not compensation for the internship.
